Replaced Is Not the Same as Restored
A settlement replaces what was there with something else. It does not give you back the thing itself. Cleaning is what keeps the pieces you actually wanted to keep, and it is usually the cheaper answer as well.

Common questions
The fire was in one room. Why is the contents list so long?
Smoke travels where the air goes, so residue and smell reach rooms the flames never touched. The contents scope on a fire is almost always larger than the structural one, which is why a proper walkthrough is worth more than a quick estimate.
Can the smell really be removed?
Often, but not in one pass. Deodorizing is repeated work in controlled conditions with checks in between, which is why it happens at our facility over the weeks the building is being repaired rather than in the property.
Do you clean the property too?
Yes. Fire mitigation cleaning of the building runs alongside the contents work, so one company holds both halves.
