Three piles, and the sorting is the service

Every mold job ends up sorting contents into three groups, and being straight about which is which is most of the value.

Hard, non-porous items almost always come back: glass, metal, sealed ceramics, finished hardwood, most electronics casings. They clean up, and they are not holding anything in their structure.

Semi-porous items sit in the middle: finished furniture, some woods, leather. Those are judged individually on how long they were exposed and how deep it went, and that judgement is what a certification is for.

Porous items are the difficult list: soft furnishings, mattresses, paper, cardboard, unfinished wood, insulation-backed anything. After a long exposure these frequently are not worth restoring, and saying so early saves you paying to clean something you replace anyway.

Documented as a loss, not quietly missing

Whatever falls into the third pile goes on the inventory as a loss with photographs, so it reaches your adjuster as a claimed item. The failure mode we see on other people’s jobs is contents that were written off verbally on site and then never appeared on any paperwork, which means the homeowner absorbed them.

Out before the containment goes up

Remediation is disruptive by design: containment, negative air, material being removed. Anything still in the room is either obstructing that or collecting what it disturbs. Contents come out first, get cleaned at our facility while the building is dealt with, and go back after.

Our building is in Vancouver, so the sorting can happen properly at the facility with things laid out, rather than being decided in a hurry in a hallway because the truck is waiting.
